CLIENT PROCESS
Creating the design for your custom home, remodel or addition is a collaborative process that begins with your ideas and dreams. My goal is to offer valuable insight and provide an enjoyable experience. While every client’s objective is different, here’s a look at some common steps in the process.Discuss Your Dreams and The Possibilities
When we meet, I will listen to your goals, ideas and dreams. We will discuss the possibilities for your custom home, addition or remodel. Approve Your Proposal After our initial meeting, I will send you a proposal that encompasses your design goals which you can then accept or modify. Once you’ve accepted the proposal, I will gather a retainer for the project. Collaborate to “Define the Program” This is when we really get to work. This part involves creating the floorplans, making changes and hashing out the details. This is an exciting part of the process where we take your ideas and make them into real plans! Your Floor Plans are Presented All the work that went into defining the program becomes your first floor plan. This is a major milestone. We evaluate and make adjustments after which you are given copies to take home. This process continues until you get exactly what you want. Gather Input and Feedback After taking time to think about your floor plans, we discuss them again. If no changes are needed, we move onto the elevations. If you have a challenging lot or waterfront lot, we typically submit a site plan to the county to be reviewed for initial feedback. Your Elevations Are Drawn With elevations, you can actually see what your project’s form will look like from the exterior. This is another way to make sure the floor plans achieve your goals. Once the elevations and floor plans have been examined and approved, I create your construction documents. Your Construction Documents Are Created Up until now, your plans have been drafted on tracing paper which is used for the design phase of hand drafting. At this stage, your plans are transferred to vellum, a sturdy cotton paper. This allows me to reexamine every aspect of the design and ensures accuracy and thoughtfulness. These vellum plans will be used as the originals from which your blueprints are made. Structural Engineering Foundation and framing plans are created and sent to a structural engineer for “red-marking” the structural design. After these red¬marks are added to the plans, the construction documents are complete and blueprints are made. Obtain a Building Permit or Receive a Bid After you receive your blueprints, your plans are ready to submit to the building department for permitting and/or ready to send out to general contractors for bidding. You’re Ready To Build Congratulations! Soon, what started out as a dream will be a real place you can step foot in! Your builder or contractor will use the plans we made to create your new home, addition or remodel. |
